Property Condition Assessment

A review of the property is conducted that includes an assessment of the condition of the buildings, the site and the HVAC and plumbing systems. Costs are provided for required improvements during the term designated by the client. The review provides information on sustainable upgrades to be considered for improved energy and water efficiency as well as improved indoor air quality for the health of tenants and visitors to the property.

Green Property Condition Assessment

A property condition assessment is conducted with the addition of an ASHRAE Level 2 Energy Audit. The Energy Audit will include a review of utility billing information for the most recent 12 months and payback analysis for recommended upgrades not requiring significant re-design to the systems or buildings.  Assessments can be tailored to meet the needs of the HUD Mark to Market (M2M) Program or the HUD Rental Assistance Demonstration (RAD) Program.

LEED Gap Analysis Assessment

The building(s) are reviewed against the US Green Building Council’s LEED certification requirements. The analysis identifies the current status of the pre-requisites and the points to help guide the owner or property manager in their decision making process as they consider achieving LEED Certification for their building(s).
